AIR TIGHTNESS TESTING, also known as an air leakage, air infiltration or air permeability testing is a test to indicate the cubic metres of air leakage per hour per square metre of external area of the building – (m3/hr.m2) – as per Part L of Building Regulations. Air tightness testing is an often overlooked part of building new houses. It applies to almost every new build dwelling, and a certificate must be held in order to get building control sign-off. We always make the testing process hassle free and over the years have experience in working with a variety of parties including large development companies, property owners, self-builders and much more, so you can rest assured we are able to deal with your needs effectively. We make sure to carry out all work at your convenience and once complete, we always endeavour to get a certificate to you as soon as possible.

COMMON REASONS FOR FAILING AN AIR TEST?

There are several commonly occurring reasons that a property may fail air testing. These include:

    • Sealing around windows and doors
    • Proper installation of trickle vents
    • Properly installed loft hatches
    • Sealing of the junction between walls, ceilings and floorsservices pipes including heating, water and waste pipes penetrating internal and external walls
    • Sealing of electrical fittings, such as sockets and switches

Should the results of your air testing show unacceptable air leakage, we have many techniques available to find and remedy the source of the issue.

WHEN IS MY DEVELOPMENT READY FOR AIR TESTING?

We advise you to contact us as early as possible to ensure that your developments stand the best chance of passing air testing. However, the more complete a development is, the more likely it is to meet air testing requirements. Meeting the following criteria will generally provide the best chance of passing testing:
    • The building should be complete
    • All doors and windows must be fully fitted and functional
    • Gaps within walls and floors must be sealed
    • Bathrooms and kitchens must be fully fitted
    • All mechanical ventilation turned off with grilles sealed
    • Ensure water is present in soil pipes.
    • 240v power must be available on site
    • Access to all rooms is required
    • No works must be taking place in test buildings

HOW MUCH DOES AIR TIGHTNESS TESTING COST?

Testing costs will ultimately depend on the overall size of the development. We pride ourselves on our expert and acclaimed service, which includes honesty and transparency with all costs associated with Air TightnessTesting. This means that Air testing is broken down into two simple areas:

    • a one-off ‘site fee’ which covers costs for expert engineers, equipment and reporting
    • a remaining fee based on the number of Air Tests required

We also provide impressive savings for bulk testing of multiple developments, as well as discount package if you book Sound Insulation Testing at the same visit.
